    When instructing us to handle the sale of your house, the purchase of your new home, a buy to let sale/purchase, a re-mortgage or any other conveyancing matter, you are going to want to know how much it will cost. We aim to provide you with an accurate assessment of the costs involved as soon as we can.

    We are a professional firm of solicitors, established over 200 years and our conveyancing solicitors and fee earners are experts in their field and will provide you with the best advice for your circumstances.  We are regulated by the Solicitors Regulation Authority and have been awarded the Conveyancing Quality Scheme accreditation by the Law Society, in fact we were the first firm in Ormskirk to achieve this. Our charges therefore reflect the high level of expertise our fee earners and solicitors provide, the levels of service and the complexity of the work involved. We are not a ‘call centre’ operation as many firms are and we offer traditional values of professionalism and high levels of client service with the aim of delivering this through modern technology.

    The following information aims to provide you with a guide as to how are charges are calculated. However, each property transaction is different and it is always better to speak to us as well as using the information available on our website. We are always happy to provide you with a no obligation written quote specific to your circumstances.

    Our charges cover the work required to complete the purchase/sale/re-mortgage of your property; including dealing with registration at the Land Registry and the payment of any Stamp Duty Land Tax (stamp duty) if the property is in England, or Land Transaction Tax (land tax) if the property you wish to buy is in Wales.

    Examples of our conveyancing fees

    For the purchase of a freehold house of a purchase price of up to £250,000 our legal fees would be approximately £1175 plus VAT and disbursements.

    For the sale of a freehold house for a sale price of up to £300,000 our legal fees would be approximately £1225 plus VAT and disbursements.

    For the re-mortgage of a freehold house with a £100,000 mortgage our legal fees would be approximately £945 plus VAT and disbursements.

    These examples of our fees assume that no unusual or unforeseen circumstances arise as the transaction progresses. Such issues, that can impact on the fees charged include (though are not limited to):

    • Purchase via an auction
    • Part exchange
    • Help to Buy (including Help to Buy ISA’s)
    • Islamic finance
    • Gifted deposits
    • Missing documents
    • Complex leasehold arrangements
    • Declarations of trust being required
    • Complex rights of way

    Disbursements during the conveyancing process

    In addition to our charges, there are also usually disbursements associated with the transaction that need to be paid as part of the conveyancing process. This is especially so when a mortgage is being used to finance a transaction. The most common forms of disbursements are listed here, please note the list is not exhaustive and there maybe other disbursements that may need to be paid.

    • Bankruptcy searches – to ascertain if a buyer/seller is subject to bankruptcy proceedings (£2 per search)
    • Local searches – to ascertain specific information from the Local Authority about the property (£40 – £300 per search)
    • Chancel liability search – to ascertain if any oblation to contribute towards the upkeep of the local church (£30 – £80 per search)
    • Mining search – to ascertain if the property is on or near land effected by mining (£40-£50 per search)
    • Environmental search – to ascertain if property is effected by flooding, subsidence or contamination (£40 – £90 per search)
    • Drainage search – to ascertain if the property is connected to mains drainage and the mains water supply
    • Official copy fees – copies of documents from HM Land Registry (£50 – £70 per search)
    • Land Registry fees – to register ownership, register mortgages, register restrictions etc (£20 – £910)
    • Bank transfer fees – to transmit funds by either BACs, Faster Payment or CHAPS transfer (£20 – £55)

    Stamp Duty Land Tax (SDLT)

    This is the property transaction tax charged by HM Revenue & Customs on property transactions. This should always be budgeted for when calculating the costs associated with any property purchase. The rates of tax are set by central government and the rules relating to Stamp Duty can be complex.
