Our first time buyer conveyancing services in Ormskirk

Buying your first home is a major achievement in your life. But if you have never experienced it before, the conveyancing process can be daunting with the prospect of taking out a mortgage and having to deal with solicitors and estate agents.

As a first time buyer embarking on the conveyancing process, you typically don’t know what to expect.

That’s why we’re here to help. We provide trusted conveyancing services to first time buyers in and around Ormskirk to make the process as seamless as possible and provide support for your first purchasing journey.

What does first time buyer conveyancing involve?

The conveyancing process can seem complex to a first time buyer, and your solicitor should always be transparent about what is involved

Conveyancing is the process of transferring ownership of a home from one

We will liaise with the estate agents, the seller’s solicitors and make sure that all appropriate checks and searches are carried out before you sign on the dotted line.

This includes identity and anti-money laundering checks to start with. We also conduct the necessary property searches. This includes Land Registry searches, local authority searches, environmental searches, and drainage and water searches to identify any issues that could affect the property.

We also conduct mortgage checks to liaise with your lender and ensure that all legal requirements are met.

Then, we review the contract to examine the property’s legal title, and potential restrictions, which will be explained  to you so you can be fully informed throughout the purchase process.

Finally, we aid with the completion processes so you can enjoy moving in to your new home.

    Frequently Asked Questions

How much does first time buyer conveyancing cost in Ormskirk?

Conveyancing fees can vary depending on a number of factors. These include whether the purchase property is freehold or leasehold, the price of the property, the location, and any potential complications.

However as standard, your total conveyancing costs will include our legal fees, disbursements (search fees, Land Registry fee), and any applicable Stamp Duty Land Tax. We will provide a full breakdown in your quote.

For the purchase of a freehold house of a purchase price of up to £250,000 our legal fees would be approximately £1300 plus VAT and disbursements, but our solicitors will advise on any variations of this specific to your purchase.

How long does first time buyer conveyancing take?

A typical conveyancing process usually takes place on a timeline of 8-12 weeks.

However, a number of factors can impact this, including incomplete information, delays in certain checks, or issues with the property survey.
