Buying a Home

By the time you come to see us, you will probably have found the house of your dreams, and feel that you simply need help to comply with the legal formalities. However, we can contribute a lot more than form-filling, advising, for example, on likely timing, alternative methods of joint ownership, and mortgage early redemption penalties in a clear straightforward manner.

We can help co-ordinate your purchase, and liaise with the Estate Agents, your lender and other parties' solicitors, to ensure all goes as smoothly as is possible.

If you have not arranged a mortgage yet, we can refer you to local lenders, many of whom we have been doing business with for years, so you are referred to a name, not an institution.

We will advise as to the cost of the transaction, as there are not just our fees to consider, but the all-important disbursements, such as Land Registry fees, Search fees and Stamp Duty.

We will try to make the legal side as uncomplicated as possible, so you can concentrate on the important things - like decorating!

Selling a House

Often your sale will need to be tied up with your purchase, or you could be in a chain. We will advise as to how this process works, and where your sale fits into the whole transaction. We will liaise with your buyers, to ensure that they know, for example, what fixtures and fittings you are leaving, and to agree a date for your move.

If you have a mortgage, we will need to get your deeds from your lender, so a note of the name of them, and your mortgage account number, is always useful.

Re-mortgaging

Many people now enter into a Re-mortgage on a home that they currently own. Gone are the days where people bought a house, and stuck with the same Building Society for years, until it was sold.

People re-mortgage for a variety of reasons, one being to raise capital for things like an extension, or to buy out a former partner.

With the advent of a more competitive market, clients also readily shop around for the best interest rates, and mortgage deals. This can be complicated, but once you have decided on the best offer for you, we can ensure that the legalities are complied with.

Buying your Council Home

If you rent from a Local Authority, you may have a right to buy your property, instead of continuing to rent it. We can advise on the procedure, any discount you may be entitled to, and other matters in connection with this area of law.

Tenancies

Whether you are tenant or landlord, we can assist in this complex area. We can advise as to the effect of a Tenancy Agreement, and, if you are the tenant, your obligations under the Agreement, before you sign. For landlords, we can draw up a straightforward Tenancy Agreement, ensuring that you get your property back at the end of the term. We can help with aspects that you may not have considered, such as rental deposits and restrictions on structural changes.
